Next Steps in the Delinquent Tax Process

Mobile homes and real property, which are land and dwellings, with outstanding 2021 property taxes will be auctioned at the Delinquent Tax Sale on October 4, 2022. However, in the delinquency process, South Carolina State Law requires a few steps and notifications to occur before a property can be auctioned.

Over the past six months, multiple notifications have been sent via mail, including a delinquent certified notice. Posting a delinquent property is when a physical sign is placed on the property to communicate the existence of the delinquent tax. Due to policy changes at the United States Postal Service and out of an over-abundance of caution, Beaufort County posts all properties with a delinquent balance.

Should the taxes remain unpaid, the following may occur…

  • A physical delinquency sign may be placed on the property.

  • On September 1st, additional late fees may be applied.

  • The property may be advertised in the newspaper and online.

  • The property is auctioned at the Delinquent Tax Sale on October 4, 2022.

  • Additional delinquency proceedings may be pursued.
